A 39.75-hectare Belongil Beach site in Byron Bay has been listed for sale via an international expression of interest campaign.

The site, which offers 1.1 kilometres of pristine beach frontage, has been listed by KTQ Group. Pacifico Property’s Christian Sergiacomi and CBRE Hotels’ Wayne Bunz have been appointed to market the asset, which is spread across four titles.

“The land is a remarkable piece of the Australian coastline. We have been the fortunate caretakers of this site for 12 years,” said KTQ Group Development Director Jeremey Holmes.

“In addition to the cleared portion of the site which was formerly a nine-hole golf course, there is a diverse swathe of protected and restored habitat including dunal, wetland and sclerophyll ecologies.”

“Following the rezoning we’ve been approached by several interested parties looking to buy all or part of the site, prompting us to formally take it to market.”

The property stretches from the Elements of Byron Bay Resort to the Tyagarah Nature reserve.

No price has been formally disclosed, but reports suggest the site is worth well above $100 million.

The sale comes amid strong interest in Byron Bay, which is now to some of the most in-demand and valuable real estate in Australia, especially from foreign buyers.

“The North Beach Byron campaign provides the opportunity to purchase an exclusive, secure and private landholding of scale on the stunning Byron Bay coastline,” said Wayne Bunz, CBRE Hotel’s National Director.

“It’s surrounded by nature, with no neighbours, and is just a three kilometre walk down the beach to the city centre of Byron Bay.”

Pacifico Property’s Christian Sergiacomi added the listing is a ‘once in a generation’ opportunity.

“It provides flexibility for an incoming purchaser to keep the entire parcel as one for complete privacy and solitude, or alternatively to create Byron’s most exclusive community by subdividing the land from four into nine freehold beachfront home sites to accommodate multiple private family residences, subject to council approvals.”

The expressions of interest campaign is scheduled to close Wednesday 28 September.
