Property developer Orchard Piper and Melbourne’s Carter family have announced a partnership that will undertake a $300 million redevelopment of 448 St Kilda Road – one of the last remaining parcels of land on the boulevard.

The site, which spans 2,400 sqm, has plans for a 5-star hotel and residencies benefiting from amenities such as a 500 sqm day spa, mezzanine restaurant, bar and street-level café.

Orchard Piper has appointed Kerry Hill Architects (KHA) to deliver its first project in Melbourne.

“This property is in the most premium residential section of St Kilda Road, between Toorak and Commercial Roads – with Fawkner Park, Albert Park and the Botanic Gardens all within walking distance,” says Orchard Piper Director Luke McKie.

“We are proud to welcome Kerry Hill Architects to Melbourne, a firm we’ve long admired for its design integrity and rigour. This building will be a streetscape asset and beautiful addition to Melbourne’s rich architectural lineage.”

KHA is particularly well known for designing international 5-star hotels, having doing so for over 40 years, including luxury hotel chain Aman.

The design will be centred around bluestone, with the exterior set of the building to be derived from locally sourced sawcut bluestone – paying homage to St Kilda Road’s earliest buildings such as Victoria Barracks, the National Gallery of Victoria and Melbourne Grammar School.

Duo to co-own

With 60 years of luxury boutique hotels under their belt, the Carter family is no stranger to the sector. Past projects include Tingirana and Seahaven in Noosa and the Albert Tower in Melbourne.

Orchard Piper and the Carter family have announced their intention to co-own the hotel, restaurants and spa as long-term assets.

“Our family is excited to be working with Orchard Piper, whom we have formed a strong relationship with for over 15 years,” the Carter family said in a statement.

“We have a joint appreciation for Melbourne as a city, as well as the architecture and buildings that define it, and we look forward to delivering a diverse mixed-use offering that will service locals and the broader market.”

Rick Gronow, Director of Orchard Piper, said the team is proud to partner again with the Carter family.

“We have a shared vision for the site and are looking forward to delivering an outstanding building on this long-held land,” he said.

The project brings Orchard Piper’s pipeline to over $1.1 billion.

Permit applications are scheduled to be secured by the end of the year, with construction to commence during the first quarter of 2024.
