A redevelopment site at Breakfast Creek, acquired for $22.5 million, has been settled.

The Churchill Development Group (CDG) has already received approval from the Brisbane City Council to build its Breakfast Creek Quarter development on the 6778sqm land parcel, which is located on Breakfast Creek Road between Bunnings and Mercedes Benz flagship headquarters.

CDG executive director Jonathan Leishman said the site appealed to the group given its location within a significant entry corridor into Brisbane CBD.

“I’d been keeping an eye on the site for some time, because I thought it would be perfect for the project we wanted to deliver,” Mr Leishman said.

“Now that we own the land and have our development approval in place it will be full steam ahead. Most of the lifestyle and retail tenancies are already spoken for under heads of agreement.”

Under the approval, CDG will develop an eight-storey tower that will become home to a mix of commercial and retail spaces.

Uniquely, the building has been designed in a U-shape, a move CDG says takes advantage of surrounding river views and Brisbane’s skyline.

Levels four to eight will occupy commercial spaces, including CDG’s serviced office business, Chamberlain Boardrooms, which will occupy 1575sqm.

The office levels will home a 330 square metre floor plate, with an option to split this into two or six tenancies. Mr Leishman added there is already strong interest from prospective tenants.

The deal was negotiated off-market by Blake Goddard Matt Barker of Knight Frank.
