The asset has recently been an investor favourite, with The Property Tribune reporting earlier this year that the segment bucked the trend for retail transactions.
Tanjong Pagar shophouse comes to market
The 91 Tanjong Pagar Road property is located within the bustling Tanjong Pagar enclave and rises three storeys with attic. Sitting on a circa 1,297 square feet (120.5 square metres) site, the estimated total built up area is circa 3,842 sqft (357 sqm).
The property stands out prominently amongst the neighbouring properties with an unblocked frontage next to a busy T-junction.
The interior has been beautifully designed and offers a modern refuge that contrasts yet pairs well with the building’s ornamental exterior.
During the refurbishment, the power supply was also upgraded to support F&B operations on the ground floor. Each floor has a column-free, regular, highly efficient layout with generous ceiling height and an en-suite washroom.
The shophouses are also brightly lit as the French windows at the front allow natural light to filter through.
It boasts strong tenant profiles, with a renowned wedding jewellery store occupying the ground floor and the upper floor being occupied by an art and design consultancy firm.
Zoned “Commercial” within the Tanjong Pagar historic conservation area, the property is centrally located and easily accessible with a 2-minute walk from Tanjong Pagar MRT and a 5-minute walk to Maxwell MRT.
The shophouse has a price guide of $14.6 million, which translates to circa $3,800 per square foot on the floor area. The property is listed with Savills Singapore.
Pair of shophouses listed on Moonstone Lane
Newly built shophouses sitting on a freehold corner plot at 24 and 26 Moonstone Lane are being offered for sale via an expressions of interest campaign.
The non-conservation properties are both two storeys with attic and balcony. The properties sit on two individual titles with a combined freehold site of circa 2,877 sqft (267 sqm) and a total floor area of circa 6,152 sqft (571 sqm).
The shophouses have restaurant approval on the ground floor.
The Moonstone Lane estate is a mature residential enclave with several landed houses as well as a mix of high and low rise apartment blocks and condominiums. Nestled within this estate, the shophouses boast of strong connectivity via car or public transport. Well-served by expressways such as Pan Island Expressway and Central Expressway, the CBD is just a short 10 minute drive, while Potong Pasir MRT station is just an eight minute walk.
The price guide for 24 Moonstone Lane and 26 Moonstone Lane is $6 million and $6.68 million respectively. Collectively, the shophouses have a guide price of $12.68 million.
