  • Both regional and coastal locations in Queensland have also seen an increasing interest from investors.
  • The number of investors who see Brisbane as the state capital with the best investment prospects has also soared, up by 18%.

Queensland will be the number one place for property investment over the next year, according to the 2021 Property Investment Professionals of Australia (PIPA) Investor Sentiment Survey.

Queensland based Image Property director of sales Adam Empringham said, “our agents have been regularly achieving sale prices that far exceed their vendor’s expectations because of the super strong demand from buyers.

“There is no question that market conditions in the southeast are the best they have been for more than a decade, which is a situation that is showing no sign of abating.”

The survey found 58% of investors believed Queensland offers the best property investment prospects over the next year, which is up from last year’s 36%.

Both regional and coastal locations in Queensland have also seen an increasing interest from investors considering to relocate away from their home cities in the next year.

The number of investors who see Brisbane as the state capital with the best investment prospects has also soared, up 54% compared to last year’s 36%.

According to SQM Research, Brisbane property asking prices have increased by 13.4% over the past year.

Mr Empringham said, “another reason why prices are continuing to skyrocket is because of the persistent undersupply of properties for sale with the latest research showing a staggering 32% reduction in Brisbane over the year to September.”

The Sunshine Coast is also experiencing a new record low number of property listings, according to SQM Research, which Mr Empringham said is pushing prices even higher.

“The total number of property listings on the Sunshine Coast has fallen a further 37% over the year to September, with asking prices up more than 17% as a result.”
