A vineyard within the South Australian Limestone Coast zone has come to market, located in the Bordertown wine region, some 270 kilometres east of Adelaide on the border between Victoria and South Australia.
Colliers Agribusiness wine industry specialists Tim Altschwager and Nick Dean have been appointed to sell the portfolio, with the circa 487.81 hectares of land comprising a total vineyard area of some 374.16 hectares, making it one of the region’s largest and most prominent vineyards.
The vineyard produces grape varieties for Cabernet Sauvignon, Chardonnay, Merlot, Shiraz, and Tempranillo, with the ten year average production circa 3,600 tonnes.
In addition to its large-scale vineyard operations, the operation benefits from numerous valuable assets. Three residences provide comfortable accommodation options, while a well-equipped administration centre serves as a hub for managing vineyard operations. Extensive shedding and workshop facilities offer ample storage and maintenance areas for machinery and equipment.
Extensive water entitlements of up to 1,086.7 megalitres (ML) are available if required. An underground water license (No. 7704) permits 1,026 megalitres (ML) for irrigation and 61.7 ML for frost protection, ensuring a reliable water supply to support the vineyard’s needs throughout the year.
While the Bordertown Vineyard thrives as a commercial grape-growing operation, Nick Dean said, “The land holding also presents opportunities for potential redevelopment into alternative horticultural or agricultural pursuits.”

In recent history, other listings include The Mustering Paddock Vineyard, which is also located along South Australia’s Limestone Coast wine growing region.
The 81 hectare property was established in 1999 by Roger and Sally Haynes, the vineyard property has been operated and managed by the family since, achieving consistently strong yields.
In mid-2022, a portfolio of six vineyards was acquired for $8.2 million. The estates provided a collective 74.95 hectares of planted vines.
The water assets are held across nine separate entitlements and are irrigation sources that support the crop production of the vineyards.
