The Garden Office Park, located at 355 Scarborough Beach Road in Osborne Park, has witnessed strong occupier demand as tenants seek out greener office spaces, especially outside the typical CBD markets.

During the past year alone, 13 leasing transactions have occurred, totalling 6,888 sqm. Tenants who have signed up range from a variety of sectors such as engineering, IT, health, legal and other professional services.

The asset is owned by RG Property, and consists of five buildings ranging from two to five storeys, accommodating a total of 16,800 sqm A-grade office space.

Along with typical tenant facilities such as security, parking and a help desk, it also houses an alfresco café, gymnasium, swimming pool and tennis courts.

The gardens have been extensively landscaped with public space and picturesque gardens which surround a watercourse, fountain and pond.

Knight Frank’s Greg McAlpine, who negotiated the deal with CBRE’s Colin Gilchrist and James Phelan, said the leasing transactions reflect the trend of occupiers moving their premises to the suburbs.

“With remote working becoming more common we are seeing some occupiers look to more affordable suburban locations, as long as the quality is there and it’s accessible for their staff,” he said.

“The Garden Office Park has outperformed other suburban developments, which is evidence of a flight to quality with tenants looking for parking, amenity and new modern fitouts.”

Mr Phelan noted The Garden Office Park was located in the Herdsman Business Precinct, near the Mithcell Freeway.

Additionally, it is about 400 metres from the Glendalough train station on the Joondalup line and about an 11-minute drive to the Perth CBD, adding to its convenience for tenants.

“It’s a convenient location for occupiers, but due to its size, it also has the opportunity to offer unrivalled tenant amenities and plenty of open space,” he said.
