Perth is known as the sunniest capital in the world, where there are endless opportunities to enjoy its endless, white, sandy beaches, and perfect weather, or as some property pun-dits may put it: Perth-fect.

It comes as no surprise that leafy green suburbs are not the majority of the top twenty or even the top 50 for most expensive suburbs in Perth.

The list is mostly comprised of suburbs with access to the most picturesque expanses of ocean and waterways, from the endless Indian Ocean views to the perfect melange of leafy green western suburbs streets and winding Swan River, these suburbs are a celebration of Perth’s supremely amazing natural beauty.

… well, we say Perth…

The list actually includes suburbs some three to five hours away from Perth, and quite high up the list too. These locales are the true embodiment of nature’s splendour made accessible to us mere mortals, with West Australians privileged to call it their own.

Recent data from CoreLogic’s Home Value Index shows Perth has a median value of $560,902, with a median of $419,758 in the capitals.

A different measure of average house prices, SQM’s weekly asking property prices shows the latest average for Perth has been trending upward, most recently $806,065.

Greater Perth

Perth has also been one of the strongest performers in the nation for property prices, with the western capital continually bucking the recent downward trends and housing market downturns.

The sunny capital’s relative affordability, particularly compared to Sydney and Melbourne has been highlighted repeatedly in recent months, with the market the housing market expected to continue bucking the housing downturn for months to come.

Dalkeith 6009

The jewel of the Golden Triangle or western suburbs, Dalkeith is known for being one of the most exclusive, prestigious, and affluent suburbs in Perth, with every one from mining magnates to celebrities and other exceptionally successful individuals calling the Dalkeith home.

Bound on three sides by the Swan River, Dalkeith is renowned for being home to Perth’s most affluent and some of the most impressive mansions in the city.

Peppermint Grove 6011

Median value: $3,251,000

Asking price: $1.48 million

Across the water from Dalkeith, the suburb is known colloquially as “Peppy Grove”.

Another affluent suburb, Peppermint Grove is likewise home to countless millionaires and is the river facing side of the 6011 postcode; Cottesloe being the ocean facing strip.

Peppermint Grove plays host to prestigious private schools including Presbyterian Ladies’ College (PLC Perth), and other institutions like the Royal Freshwater Bay Yacht Club.

Cottesloe 6011

Median value: $3,156,400

Asking price: $1.48 million

Cottesloe is most famous for its beach, the better version of Bondi. The suburb sits west of the Fremantle train line and is also home to the Sea View Golf Club, along with endless F&B institutions like Cottesloe Beach Hotel, Il Lido, Indigo Oscar, and more.

The suburb is also where many choose to shoot wedding photos, particularly at the Cottesloe Civic Centre, where beautifully manicured gardens and spectacular architecture provide the perfect backdrop, even just for a simple selfie.

City Beach 6015

Asking price: $2.13 million

A few suburbs north of Cottesloe is another prestigious stretch of beachside heaven, City Beach is also regarded by locals as one of the better, more popular Perth beaches. The suburbs is also adjacent Bold Park, a large inner city park that offers exceptional views of both the beach and the city, as well as being host to countless concerts at the Quarry Amphitheatre.

The suburb is home to both the eponymous City Beach, but also Floreat Beach.

Eagle Bay 6281

Median value: $2,366,600

Asking price: $0.8 million

Eagle Bay is the first on this list of suburbs not located in Perth. Eagle Bay is located on close to Cape Naturaliste, in Western Australia’s Great Southern Region. While it is close to great wineries in the Margaret River area and other natural wonders, this is where many sand gropers choose to stay when heading “down south”.

The suburb is some 250 kilometres south of Perth and is a brisk three hour drive. For the growing cycling community both in Perth and the peletons of cyclists who often make their way around the Margaret River either for some beautiful scenery or to head to major events like Seven Gravel Race or Tour of Margaret River, that’s a brisk 13 hour ride (assuming you’re going at just under 20 kph) over mostly flat terrain with a short 100 metre elevation close to Eagle Bay.

Swanbourne 6010

Asking price: $1.3 million

Home to the Swanbourne Beach, the suburb is yet another locale placed within the prestigious Golden Triangle. Beachgoers beware though – the beach is known to be one of WA’s nudist beaches.

The suburb is also home to the Cottesloe Golf Club and is close to the Claremont Showground, with a large portion of the suburb also home to the Campbell Barracks, and Australian Army base.

Mosman Park 6012

Median value: $2,246,300

Asking price: $1.8 million

Another prized western suburb, the locale is famously home to Perth’s Millionaire’s Row, where some of Western Australia’s most lavish and luxurious mansions reside.

The suburb reaches from the Swan River on its east, and the Indian Ocean on its west.

Mosman Park is one of Perth’s jewels, and plays host to the Mosman Park Golf Club, The Leighton Battery, and some of Perth’s most prestigious girls’ schools, including Iona Presentation College, St Hildas Anglican School for Girls.

Nedlands 6009

Adjacent to WA’s Group of Eight University: The University of Western Australia, the suburb is a beautiful, leafy green suburb situated close to the banks of the Swan River. The suburb is also bordered by Karrakatta Cemetery to the north and Dalkeith to the south.

It is home to the Nedlands Golf Club, with luxury car brands hosting their showrooms in the suburb, including Porsche Centre Perth, and Bentley Perth.

Trigg 6029

Median value: $2,012,100

Asking price: $1.2 million

Another beachside suburb, points of interest include Trigg Beach, South Trigg Beach, Trigg Point, and one of Perth’s best snorkelling spots – Mettams Pool. The suburb is adjacent to Karrinyup, where one of Perth’s biggest and most popular shopping centres is located, along with being close to prestigious St Mary’s Anglican Girls’ School. The suburb is also home to popular local haunt Yelo.

Banjup 6164

Median value: $1,972,200

Asking price: $0.55 million

The suburb is well south of Perth, between Fremantle and Rockingham, and slightly inland.

While unremarkable and not located in a prestigious western suburbs location, we suspect the suburb has a steeper price tag due to the prevalence of larger properties, typically upward of 2 hectares. Compare that with nearby Atwell and Aubin Grove, where those suburbs typically see houses situated on smaller plots much less than 1,000 square metres each. It is also likely the product of simple mathematics – fewer and larger homes means the odds sway in the suburbs favour.

Floreat 6014

Median value: $1,920,000

Asking price: $1.3 million

Returning to the leafy green suburbs, this is truly a leafy green suburb, bordered by Bold Park, Wembley Golf Course, with Perry Lakes Reserve part of the suburbs south.

Houses in the area are typically situated on quarter acre blocks, with a bit of variation either way.

Beautiful period homes dot the suburb, with more modern luxury examples also making appearances throughout the suburb.

Siesta Park 6280

Median value: $1,920,000

Asking price: $0.66 million

Halfway between West Australian tourism destinations and hot spots Dunsborough and Busselton, Siesta Park is a thin and long strip hugging the Indian Ocean coastline.

While holiday parks and other camps form a large portion of the suburb, many stately homes line Caves Road with sensational views out to the beach and beyond.

Applecross 6153

Median value: $1,905,000

Asking price: $1.15 million

Located south of the river, the riverfront suburb of Applecross is also home to countless millionaires and mining magnates. The suburb is across the water from first placed Dalkeith, and has some of Perth’s most enviable views of the city and Kings Park.

Mount Claremont 6010

Another suburb part of the western suburbs cluster or Golden Triangle, Mount Claremont is home to a number of recreational areas including Christ Church Grammar Playing Fields, CCGS St John’s Wood Playing Fields, UWA Hockey Club, UWA Sports Park, HBF Stadium, and more.

Claremont 6010

Next door and on the same postcode, Claremont plays host to one of Perth’s prestige shopping malls, Claremont Quarter, and is also home to the annual Perth Royal Show, hosted at the Claremont Showgrounds.

Anketell 6167

Asking price: $0.47 million

Just like Banjup, this suburb just south of Banjup likewise sees many homes situated on sprawling estates, which we also suspect to be the reason behind its higher price tag.

Mariginiup 6078

Median value: $1,810,000

Asking price: $ no data

This suburb certainly seemed to us a bit of a doozy – no SQM data was available on the suburb.

Mostly bushland, and plantations, the suburb is close to the densely populated areas of Tapping and Banksia Grove. It is likely the location is commanding a high price tag due to fewer and larger homes available in the area, as previously mentioned, a simple product of mathematics.

Quindalup 6281

Median value: $1,756,300

Asking price: $0.79 million

Also “down south”, as West Australians call it, the suburb is a large expansive area, covering a long strip of the Indian Ocean, and goes much further inland than Siesta Park.

The suburb is home to many wineries, with houses situated on large plots.

Yallingup 6282

Median value: $1,746,000

Asking price: $0.95 million

Another suburb in the Margaret River region, this one is a bit more famous than most, with the massive suburb home to many icons of Western Australia, including Ngilgi Cave, Smiths Beach and of course the luxurious Smiths Beach Resort, the Aquarium, Canal Rocks, Injidup Natural Spa, Injidup Beach, and Injidup Point. The suburb is also home to some of West Australia’s most well-known wineries, breweries, and culinary destinations.

Watermans Bay 6020

Median value: $1,744,600

Asking price: $1.19 million

North of Trigg is Watermans Bay, the suburb home to Marmion Marine Park, and large stretches of beautiful beaches.

Step into the ocean from Watermans Bay and find a thriving reef just meters off shore. The Mount Flora Regional Museum is also located in the suburb.
