Adelaide has previously been recognised as one of the most liveable cities in the world, as voted by The Economist in 2021, the top city in Australia and third in the world. The Economist’s Intelligence Unit ranked Adelaide a bit lower in 2022 at 30, a slide of 27 places.

So how does the city of churches fare when it comes to safety and crime rates?

The Property Tribune went through Data SA’s and South Australia Police’s crime statistics for the period financial year 2022-23 Q1 and Q2 and filtered the list for suburbs in Adelaide*.

Suburbs on the list were seemingly a mix of affluent suburbs and those straddling the line between Adelaide and the Adelaide Hills.

Yatala Vale

The suburb is located northeast of the Adelaide CBD, close to Tea Tree Gully, Anstey Hill Recreation Park, Templewood House, and more.

Weekly asking prices for the postcode that includes Yatala Vale (5126) is an affordable $566,000 for houses and $337,000 for units, according to SQM Research.

Skye

Located close to popular the Adelaide destination, Penfolds Magill Estate Cellar Door, the suburb is also home to the Skye Lookout.

SQM data shows the house asking prices for 5072 are just over the $1 million mark, with units just over $400,000.

Belair

Home to Belair National Park and Windy Point Lookout, the suburb is south of the Adelaide CBD.

Houses in the suburb are going for around $800,000, with units around $450,000.

Smithfield

Located northeast of the Adelaide CBD along the A20, the suburb has excellent amenities, including the Smithfield train station, along with a large retail precinct including Coles, Kmart, Dan Murphy’s, Harvey Norman, JB Hi-Fi, Spotlight, Aldi, and more.

Greenwith

Also, half an hour northeast of the Adelaide CBD, Greenwith borders the Little Para Reservoir, Cobbler Creek, Gould Creek, and more.

The postcode 5125 has a weekly asking price of just under $630,000 for houses and over $450,000 for units.

Chandlers Hill

Home to a handful of wineries and cellar doors, the suburb is a little higher up and located some thirty minutes south of the Adelaide CBD.

Nearby suburbs include Flagstaff Hill, Happy Valley, and Calrendon.

Heathpool

A stone’s throw from the Adelaide CBD, Heathpool is in the Adelaide inner city, located close to Toorak Gardens, Erindale, and Kensington Park.

Houses in 5068 are going for just under $1.1 million, with units coming in at a more affordable $377,000.

St Georges

Another inner-city Adelaide suburb, St Georges is located 10 minutes southeast of the main CBD. It is close to suburbs including Beaumont, and Glen Osmond, and has excellent access to the Adelaide Hills.

Mount Osmond

Just south of St Georges, the suburb likewise has excellent accessibility to both the Adelaide CBD and the Adelaide Hills. It includes the Mount Osmond Golf Club, and borders such locations as Leawood Gardens, and Waterfall Gully. It also enjoys good proximity to Mount Lofty.

Teringie

Located a bit further out, the suburb is some 20 minutes from the main city.

Despite practically being in the Adelaide Hills, homes here are going for over $1 million and units over $400,000, according to SQM.

Auldana

Located nearby Teringie and Skye, the asking prices for homes in the 5072 postcode are above $1 million. According to Domain data, the demographics for the suburb include a population of 619 and an average age of over 60.

Penfield Gardens

Located in the northern reaches of Adelaide, over half an hour from the CBD, Penfield Gardens is located on the urban fringe.

SQM data shows houses in the suburb are around half a million, with units above $300,000 a piece.

Lynton

Located 20 minutes south of the Adelaide CBD, the suburb of Lynton enjoys excellent amenities including its own train station and convenient access to both the CBD and the Adelaide Hills.

Also located close to other ranked suburbs, the postcode of 5062 sees houses most recently going for $1.12 million a piece, or units at just under $350,000.

Rosslyn Park

Located close to other safe suburbs, Rosslyn Park is home to Penfolds Magill Estate Cellar Door and is well-located for access to the Adelaide Hills, Morialta Falls, Skye Lookout, and more.

Houses in the postcode 5072 commanded a price of $1.05 million, with units around $440,000, according to SQM data.

Vista

Close to the Tea Tree Gully, this suburb is located about half an hour northeast of Adelaide.

Houses are an affordable $600,000, with units going for around $360,000.

Kudla

Also located about half an hour north of the Adelaide CBD, Kudla borders the A20 Sturt Highway corridor.

Houses in the suburb are quite affordable at around $460,000, with units within the $300,000 range.

Urrbrae

Close to Mount Osmond and other ranked suburbs, Urrbrae is conveniently located a short hop from both the CBD and the Hills. The suburb is also home to The University of Adelaide’s Waite Campus and The Australian Wine Research Institute.

Houses for the postcode of 5064 have seen values gradually rise over the years, peaking throughout Covid at $1.7 million a piece, with the latest just under $1.6 million. Units also fetch a handsome sum of $800,000, according to SQM Research’s weekly asking prices.

Macdonald Park

The suburb is also located in the pocket half an hour northeast of Adelaide. Notably, it is close to Royal Australian Airforce (RAAF) Base Edinburgh.

Houses here are floating around the $500,000 mark, with units above $300,000.

Maslin Beach

As the name suggests, the suburb is a beachside locale. It is located south of Seaford and to the west of McLaren Vale, enjoying excellent access to wineries across the McLaren Vale area and surrounds.

Houses in 5170 saw a peak of over $800,000 during Covid, with the latest showing prices of around $650,000.

Hawthorndene

About half an hour south of the Adelaide CBD, Hawthorndene is also just south of Belair National Park.

Homes in the postcode 5051 are floating around the $800,000 mark, with units around half that.
