Australia’s often forgotten island of Tasmania is known for the Tasmanian Devil and MONA, but one thing you’ll definitely want to cross the high seas for is a unique piece of prime real estate that’s a budding opportunity for investors, and ready to blossom into a high stakes enterprise.
Just north of Tasmania’s Central Highlands in Cressy, a turnkey opportunity is being lit up by CBRE’s David Goodfellow and Matt Childs.
The 44.26 hectare medicinal cannabis facility is fully operational and being offered up by ASX listed company ECS Botanics (ASX: ECS).
“Our vendor has spent years researching and developing the industry, creating this remarkable ‘turnkey’ asset,” Mr Childs said.
“The sale presents a rare opportunity to secure a new facility and medicinal cannabis compound, with all of the supporting infrastructure, allowing a new operator to continue production from day one.”
It’ll be a great opportunity for investors to blaze ahead with operations. The investment is fully permitted and licensed and is currently a low THC facility, having the necessary land and infrastructure to support a significant expansion.
Mr Childs said the facility was currently licensed to produce tonnes of organic medicinal cannabis annually and would require very little capital expenditure to become a high THC enterprise combining indoor or glasshouse with outdoor or protected cropping.
The ECS Botanics property also comes with 64 megalitres of water entitlements per annum, with direct access to the Cressy Irrigation Channel
Currently, the property features a fully automated irrigation and fertigation system delivering water to two 17ha centre pivot irrigators in the open fields as well as drip irrigation to the site developed for medicinal cannabis production, appropriate fencing, CCTV, scan entry.
The marijuana farm also has a new main switchboard and three-phase transformer were recently installed as part of a power upgrade. The site also features offices, staff hospitality facilities, a low THC medicinal cannabis manufacturing shed, drying rooms, dehumidifiers, a lab room and a large security vault.
Other infrastructure includes an original shearing shed with sheep yards, machinery and hay sheds, timber horse stables, and a three-bedroom homestead.
