Australia’s leading developers, architects and designers have been recognised at the 9th PropertyGuru Asia Property Awards (Australia), with 19 organisations honoured across 46 categories at a black-tie gala at Shangri-La Sydney.

This year’s awards by PropertyGuru Group placed some of the country’s standout luxury, lifestyle, and residential developments in the spotlight, while recognising projects spanning commercial property, student accommodation, senior living, wellness, and mixed-use design.

Sterling Global leads luxury developer honours

Sterling Global was among the night’s biggest names, securing three major accolades including the coveted Best Luxury Developer title, alongside Best Luxury Developer (Victoria) and Best Apartment Architectural Design for 623 Collins State Bank House.

Luxury development was strongly represented across the states, with MD Living named Best Luxury Developer (New South Wales), while Capital Luxury Residences took home Best Luxury Developer (Queensland).

MD Living’s Castello Al Mare also won Best Luxury Single Residence (New South Wales) and Best Oceanview Single Residence, while Capital Luxury Residences’ NOI was recognised as Best Waterfront Single Residence.

OSK Property was named Best Lifestyle Apartment Developer and collected a series of awards for Aura, while Palm Lake Resort secured Best Lifestyle Housing Developer. Broadview rounded out the major developer accolades with the Best Housing Developer title.

Lifestyle, wellness, and design take the spotlight

Aura by OSK Property was one of the standout developments of the evening, winning Best Apartment Development (Australia) as well as Best Wellness Residential Development, Best Luxury Apartment Development (Victoria), and Best Apartment Interior Design.

Palm Lake Resort Pelican Waters also enjoyed a strong showing, taking home Best Housing Development (Australia), Best Luxury Housing Development (Queensland), Best Senior Living Development, and Best Lifestyle Housing Development.

Other winning developments included Exchange 432 by Marwood, Scape Lachlan by The Living Company, Garden Towers by Finbar, Jolie Residences by WBG Property, and Kokomo Gold Coast by Brick Stone Development.

Architectural and interior design excellence was also recognised, with OIA securing two awards for Odara Chatswood Collection, while Aform Architecture, JRZ Group and WEN Architects were among the other practices taking home honours.

Individual excellence recognised

Sterling Global Property Group founder and chief executive officer Neil Li was named Real Estate Personality of the Year, an honour selected by the editorial team of Property Report Magazine by PropertyGuru.

Li was recognised for his contribution to a portfolio of residential and commercial developments, including Sterling Global’s heritage-integrated mixed-use tower in Melbourne’s CBD.

Rafer Gao, project developer and sales manager at Kokomo Gold Coast, received the Rising Star award in recognition of his achievements in the property sector and his vision for low-rise riverfront living in Queensland.

Australian buyers raise the bar

PropertyGuru Asia Property Awards and Events managing director Jules Kay said this year’s recipients reflected the breadth of excellence emerging across Australian property, from luxury homes and waterfront residences to wellness communities and commercial developments.

He noted that features including open views, energy efficiency, sustainable design and smart technology were increasingly becoming baseline expectations among buyers.

Ivan Lam, chairperson of the Awards in Australia and executive director for international business at Charter Keck Cramer, said changing buyer priorities were also influencing how developers approached Australian projects.

Lam said this year’s winners stood out for their ability to balance lifestyle desirability with thoughtful design, innovation, and commercial viability across a diverse range of property types.

Upholding the Awards’ integrity

The winners were selected by an independent panel of expert judges led by Lam and vice-chairperson Lui Violanti, regional manager for Western Australia at Inhabit Group.

The selection process was supervised by HLB, with Josh Chye, partner and head of tax consulting at HLB Mann Judd – HLB Australasia, contributing to the evaluation process.

Looking ahead to the Grand Final

Australian winners may now progress to the 2026 PropertyGuru Asia Property Awards Grand Final, which will be held in Bangkok, Thailand on 11 December.

The regional event will bring together leading projects and developers from across Asia as the PropertyGuru awards programme concludes its 2026 series.
