Hobart’s most expensive streets are quite affordable when compared to its northern neighbours. While Hobart’s haughtiest homes hover around a top price tag of $2.6 million, we’ve seen Sydney slither into the seven million mark, and Melbourne fighting fit at five. Perth’s popular property went for four million a pop, with Adelaide and Brisbane both throwing down the towel at three.
Asking prices for houses in the capital of Van Diemen’s Land is currently a hair under $800,000, with units a reasonable $470,000.

Generated by Suburbtrends, founder Kent Lardner said the methodology was not about selecting streets with one or two sales of mansions, or streets with very large block sizes.

Only two suburbs featured on Hobart’s most expensive streets list, with neighbours 7004 and 7005 featuring. Homes in 7004 (including Battery Point) had a spike in house prices in mid 2021, topping out at around $1.2 million. Prices dropped down to around $800,000 before rising again to the latest figure of $980,000, according to SQM Research.
Sandy Bay also broke the $1.2 million barrier in early 2021, but average weekly asking prices for Sandy Bay reached as high as $1.4 million late in 2021 and early 2022. Prices saw a sharp fall back below the $1 million mark, albeit briefly, before another sharp rise back to above $1.4 million.
Battery Square
Homes along this less-than-200-metre stretch of street just beside the River Derwent were the most expensive in Hobart, with a street median price of $2,610,500. Homes here were typically a minute 528 square metres, with living area a little more generous at 316 square metres. Median bedroom count was three.
Clarke Avenue
This stretch of road is just a stone’s throw from Battery Square, and longer at around 250 metres. Homes here have a median house price of $2,557,000 with building size median of a minute 180 square metres, and more generous land size median of 641 square metres. median bedroom count was curiously four.
Marine Terrace
Another tiny stretch of road, this 130 metre section intersects with Mona Street and Clarke Avenue. Homes here are situated on a small 458 square metre piece of land, and occupants have a small 192 square metres of living space. The median house price for this street is $2,507,000.
Secheron Road
Still in Battery Point, this road is partly a cul-de-sac, partly not. Also a stone’s throw from other streets on this list, the median house price for Secheron Road is $2,316,000, median building area is 278 square metres, median site area is 709 square metres, and median bedroom count is four.
Mona Street
Clarke Avenue becomes Mona Street towards its southern end, with Mona Street commanding a much more reasonable $2,221,000 for a much larger 822 square metres of land and 213 square metres of living space. Four bedrooms is the typically arrangement.
Napoleon Street
The last suburb to feature in Battery Point, Napoleon Street has a street median price of $2,136,000, 220 square metres of living space, and 621 square metres of land space.
Waymouth Avenue
The first Sandy Bay address to feature has a median house price of $2,118,000, median site area of 876 square metres, and building area median of 246 square metres. Houses here typically have four bedrooms, with the cul-de-sac only 160 metres long.
Ellington Road
Located on the eastern side of Sandy Bay, Ellington Road residents enjoy a comparatively luxurious quarter acre (1042 square metres) and 263 square metres of living space. prices here are typically $2,094,000, with four bedrooms.
Nutgrove Avenue
Also located on the eastern side of the suburb, Nutgrove Avenue likewise enjoys a generous 903 square metres of land, with 223 square metres of building area. Median prices here are $2,093,000.
Beechworth Road
Intersecting with Nutgrove Avenue, the short stretch of street also features a resplendent 905 square metres of land, and 280 square metres of living space. Median house prices for the street are $2,079,000.

Methodology
Suburbtrends started by compiling a list of house price estimates for every street in Australia.
The company subsequently removed streets that did not have price estimates for at least five properties and where the median lot size was over 2,000 square metres.
Suburb trends said that to ensure the results were not swamped by select few suburbs, streets were allocated to areas (Statistical Area 4 SA4) and a maximum quota of 10 streets per SA4 area was applied.
