As it is well known, Sydney is not just the most expensive city in Australia, but one of the most expensive in the world.

Weekly asking prices for houses in Sydney are still around the $1.7 million mark, with $740,000 the median for units, according to SQM Research.

This is also despite house prices continuing to fall in Sydney, according to CoreLogic.

So, which suburbs are the most expensive?

The postcode of 2027 is the second-highest earning in Australia – after the 6011 postcode which covers Cottesloe and Peppermint Grove in Perth – according to the Australian Tax Office (ATO).

It comes as no surprise that the highest earning postcode in Sydney is home to the most expensive properties.

SQM’s data shows houses have an asking median price of $2,664,889 at time of publication. Take into account this is based on advertised weekly prices – many higher-end properties don’t publish an asking price or price guide. But nonetheless, this shows the suburbs has consistently had properties asking for millions of dollars each.

In light of this, here are the most expensive suburbs in Sydney, by median house price. There are some surprises in here – including a western suburb.

Point Piper, 2027

Not surprisingly the number one spot on this list is the small waterside Eastern Suburb of Point Piper, home to some of the most expensive real estate in the world. Wolseley Road itself is touted as one of the most expensive streets in the world.

Along with former Prime Ministers Malcolm Turnbull and Sir Billy McMahon, notable residents include Frank Lowy, Lachlan Murdoch, Aussie Home Loans founder John Symond and Atlassian’s Mike Cannon-Brookes.

The population of the suburb is around 1,500 with a median house price of $15,000,000. The median apartment price is $2,400,000, with a median apartment rent price per week of $980 for apartments.

Tamarama, 2026

Next on the list is the beachside suburb of Tammara, home to 1,750. This suburb has a lower median house price of $6,300,000, with a median house rent of $1,800 per week. The median apartment price is $1,250,000, with a median apartment rent of 920 per week. Just 1% of dwellings in the suburb are public housing.

Notably, on average, the number of years a property is held in Tamarama is 13.3 years. Tamarama is known for its small ocean beach which is about one kilometre south of Bondi Beach and just north of Bronte Beach, as well as its

Vaucluse, 2030

Next on the list is another popular Eastern Suburb, Vaucluse.  Located eight kilometres northeast of the Sydney central business district, the suburb has a population of around 9,500 and is situated on the South Head peninsula, just south of The Gap.

The median house price is also $6,300,000 with a higher median weekly rent of $2,000 per week. The median price of an apartment is $1,250,000 and the weekly rent is $700. A notable resident is the actor Natalie Portman. There is no public housing in the suburb, and the average property is held for 12.3 years.

Bellevue Hill, 2023

The harbourside suburb of Bellevue Hill is in fourth place with a median house price of $6,000,000, with median house rent per week of $2,250. Apartments have a median price of $1,200,000, with rent $690 per week. There is no public housing in the area, and the average hold time is 11.3 years. Notable residents include both Kerry Packer and James Packer.

Watsons Bay, 2030

Watsons Bay is home to 1,000 residents and has a median house price of $5,500,000. For apartments, this is $1,300,000 with median apartment rent of $1,400 per week. Just 1% of properties are public housing and on average properties are held for 12.3 years.

Bronte, 2024

Home to arguably the most famous beach in Sydney after Bondi, Bronte is unsurprisingly one of the most expensive suburbs. Bronte is seven kilometres east of the Sydney CBD. Bronte has a median house price of $4,700,000, with a median rent per week of $1,450.

The apartment median price is $1,200,000, with a rent of $700 per week. 1% of properties are public housing, with a lower average number of years held at 10.4. Heath Ledger briefly lived in the suburb with other notable residents including Lachlan Murdoch, Rove McManus and Scott Morrison, with the former growing up in Bronte.

Longueville, 2066

The most expensive suburb to not be located in the Eastern Suburbs is Longueville, located on the Lower North Shore. Home to 2,100 residents, the suburb has a $4,500,000 median house price with a median rent of $1,400 per week.

There are insufficient other dwellings such as dwellings to calculate a median price. In fact, 99% are detached houses. The suburb is eight kilometres northwest of the Sydney CBD. Notable residents include Nicole Kidman, John Newcombe and Geoffrey Robertson.

Lavender Bay, 2060

Another harbourside suburb on the Lower North Shore is Lavender Bay, which has a median price of $4,200,000 and home to just 950 people. There is insufficient information to determine a median rent price for houses, but the median apartment price is $950,000 – the highest suburb on this list below a million – with a median rent of $590. 3% of dwellings are public housing.

The most famous resident of the suburb was Sir Donald Bradman, who lived on Bay View Street.

Northwood, 2066

Home to 1,000 residents, the Lower North Shore suburb of Northwood has a median house price of $4,200,000 with a median house rent price of $1,500. There is insufficient data to determine the median apartment price. There is also no public housing in the suburb.

Potts Point, 2011

Located in Sydney’s Inner East, the small yet densely populated suburb of Potts Point has a population of 10,000. The suburb is just two kilometres east of the Sydney CBD. The suburb has a median house price of $4,200,000, with a median rent of $850.

The median apartment price is $770,000 thanks to high stock levels, with a relatively low median of $540 per week. 1% of dwellings are public housing. A notable resident of the suburb is former Prime Minister Paul Keating.

Mosman, 2088

The North Shore suburb of Mosman is one of the most expensive in Sydney, despite a large population of 30,000. The median house price is $4,200,000. The median rent price is $1,650 per week. For apartments, the median price is $1,050,000, with a $590 rent per week. The average hold time for a property is 11.8 years. About half of the properties are flats or apartments.

Double Bay, 2028

Back to the Eastern Suburbs is Double Bay, home to 5,000 residents. The suburb has a median price of $4,200,000, with a median rent of $1,700. For apartments, the median price is $1,300,000, with a median rent of $750. The average hold time is high at 14 years. The name of the suburb comes from the fact it is located between Point Piper and Darling Point. Famous residents include John Watson, the first Labor Prime Minister of Australia and Mary Fairfax.

Rose Bay, 2029

Back to Sydney’s Eastern Suburbs is Rose Bay, located five kilometres east of the Sydney CBD. With a large population of 10,500, the median house price in Sydney is $4,200,000, with a median house rent of $1,690 weekly. For units, the median price is $1,250,000, with a $660 per week rent. The suburb has no public housing, and the average hold time is 11 years. Russell Crowe is a notable resident of the suburb.

Woollahra, 2025

Woollahra in the Eastern Suburbs is home to 7,500 residents and has a median house price of $3,900,000. The median rent price for a house is $1,375 per week. For apartments, the price is $1,150,00 with a $700 median rent price weekly. There is no public housing, and property owners tend to hold for, on average, 13.3 years.

Palm Beach, 2108

Located on the Northern Beaches of Sydney is Palm Beach. With a population of 1,750, the median house price is $3,750,000 with a median rent of $1,080 per week. Apartments have a median rent of $750 per week. The average holding time is 12.8 years.

Clovelly, 2031

The Eastern Suburb of Clovelly is home to 4,750 residents, and has a median house price of $3,600,000. The median rent for houses is $1,450. For apartments, the median price is $1,300,000 with a median rent of $725.

Rossmore, 2557

The only Western Suburb on this list is Rossmore, about 50 kilometres south west of the Sydney CBD, west of Liverpool. Home to 2,500 residents, Rossmore has a median house price of $3,600,000, however, the median rent is relatively low at $590 per week. The suburb lacks public housing and a lack of unit stock.

Hunters Hill, 2110

Located on Sydney’s Lower North Shore is Hunters Hill, which has a median house price of $3,500,000. The median rent for houses is $1,050 per week. For apartments and units, the median is $875,000, with a median weekly rent of $520. 5% of housing is public housing, with an average hold time of 11 years. Notable residents include former Premier Kristina Keneally, Cate Blanchett, Delta Goodrem and Lang Walker.

Northbridge, 2063

Located on Sydney’s Lower North Shore is Northbridge, six kilometres from the Sydney CBD. Home to 6,500 residents, the suburb has a median house price of $3,500,000, with a median weekly rent of $1,200. For units and apartments, the median price is $1,100,000 but with a median rent of $675. No public housing exists, and the average hold time is 15.4 years.

Notable residents include former Premier Gladys Berejiklian and former Prime Minister Bob Hawke who died their in his waterfront five-storey home, with a putting green on the top, back in 2019. That same year the property was sold for a reported $9.2 million, well above the $1.23 million it was purchased for in 1991, when Sydney’s median house price was under $200,000.

Elizabeth Bay, 2011

Back to Sydney’s Eastern Suburbs, Elizabeth Bay is the 20th most expensive suburb in Sydney, with a median house price of $3,400,000. Located just three kilometres east of the CBD, there is insufficient data to calculate an accurate house median price. The median apartment price is $890,000 with a weekly median rent of $525.
