Camperdown Modern, a healthcare facility project by Mathieson Property and PWD, is one step closer to approval after being granted Gateway by the NSW Department of Planning and Environment.
The granting of Gateway marks a major milestone for the project, allowing the planning proposal to proceed to public exhibition.
The health-care asset is set to address increased demand for health services in Sydney’s Inner West, which is forecast to reach a critical shortfall in 2032.
Boosting health services amid undersupply
Camperdown modern will be located at 122 Pyrmont Bridge Road, and once fully operational, will aim to meet the shortfall in health hospital services brought about by Covid-19 and a changing population.
Findings of Destravis Group and Hardes Data’s clinical services assessment indicates that Camperdown’s primary and secondary catchments are suffering from a health services shortage.
The data also forecast an undersupply of 332 overnight and day surgical recovery beds by 2032, and suggested a need for an additional 30,000 sqm of healthcare space by the same year.
Spanning 10,300 sqm of purpose-built health facilities, the private health offering of Camperdown Modern is set to ease the pressure on health services that will result from increasing demand.
The facility features a flexible design and spacious floor plates, ranging from 1,300 to 1,700 sqm.

As of this month, plans for the health campus include amenities to facilitate services such as day surgeries, pathology, radiology, mental rehabilitation, consulting suites and potentially 120-130 patient beds.
First large scale facility close to RPA
The development will be located within the Camperdown Health, Education and Research Precinct (CHERP), connected to the Tech Central ‘super’ precinct, providing Camperdown Modern with unparalleled access to over 100 research institutes and leading tertiary education institutions.
Mathieson Property Director Alex Sicari says the development aims to set in motion the State and Local Government’s plans for the expanding Camperdown health, education, and research precinct.

Mr Sicari added that with $750 million already pledged by NSW Health to expand RPA Hospital, demand for health services is set to increase in the already significantly undersupplied sector.
Camperdown Modern Project Director Michael Lochtenberg says the purpose-built facility would suit a diverse range of tenants, including a major private healthcare or hospital operator, or mental health service provider.
“It is expected to respond to the community’s socio-economic demographic, bolstered by a growing population with a high take-up of private health insurance,” he said.
Mr Lochtenberg added that while similar healthcare providers are active in other parts of metropolitan Sydney, Camperdown Modern will be the first of its kind in offering a large scale service close to RPA.
Camperdown Modern is being leased by Mathieson Property, with interest from several large health user groups, and is scheduled for completion in late 2025.
