Developer ID_Land has announced a diversification into private funds management, while also announcing acquisitions in Gisborne and Armstrong Creek that will add $400 million to their pipeline.
The launch of Title Capital will allow for wholesale investors and family offices to co-invest in residential developments. The fund joins Shape Homes and ID_Land under the newly created ID_Corp group of companies to represent the diversified interests across development, construction and capital.

In other news, ID_Land has announced acquisitions, including two parcels in Gisborne. The first includes an 86-hectare residentially zoned site, one of the last of its kind in the Gisborne township.
The second includes 180-hectares of adjacent farmland has been acquired, which will be developed into a master-planned community. The sites were acquired for around $100m, with the transaction handled by Biggin & Scott Land’s Frank Nagle and Andrew Egan.
This follows the $250 million Willow estate in Gisborne, which was launched in 2019.
The developer has also amalgamated sites along Barwon Heads Road in Armstrong Creek in what will be ID_Land’s fourth land estate in the region, Haumont, which will ultimately consist of 400 lots with an end value of $100 million.
This acquisition formed Title Capital’s second and now fully subscribed Geelong Development Fund.
The acquisitions across both Gisborne and Armstrong Creek now cover over 35% of ID_Lands $2.5 billion portfolio.
The group currently turns over $300 million annually with expectations of reaching $500 million with an expansion strategy replicating its current operations in south-east Queensland.
