The Holiday Inn West Perth opened in November 2021, following a swift refurbishment of what was previously the Sage Hotel West Perth.

The property sits on the corner of Hay Street and Ventnor Avenue in West Perth, and is probably best known for being home to popular Italian restaurant Julio’s.

A smooth opening process

While headlines remain awash with concerns of supply chain issues, staffing shortages, and recruitment bottlenecks, the opening of the Holiday Inn West Perth was “quite seamless and quite smooth”, according to InterContinental Hotels Group (IHG) Area General Manager Western Australia & South Australia, Anna Edie.

Ms Edie told The Property Tribune that because it was a rebrand and refurbishment of an existing hotel, “that always makes things a little bit easier.”

“I think we’re very fortunate that we have had an existing team that have just transitioned across and we haven’t had to recruit in a marketplace that is challenging.

“We’ve been very fortunate in the type of opening that we’ve had in a conversion, that it’s been quite seamless and quite smooth.”

A resilient bunch

Covid has been around for nearly two years, now, which was amazing in itself, said Ms Edie.

“The hospitality industry, and certainly hotels, strike ourselves as a resilient bunch, our industry and the nature of what we do is very dynamic at the best of times, and so certainly, Covid and the pandemic has had an impact on our industry, one that probably no one was expecting, but we view the future very much like we’ve viewed the past, in that we will deal with the opening as it comes,” said Ms Edie.

“I don’t think it’s going to be completely uninterrupted still, I think that as we transition out, there will be learnings and ways for us to adapt to new ways of working, but in all, we’re very excited and optimistic that travel will return, and certainly in Perth, we feel very hopeful and optimistic about business levels.”

A new perspective

The property is the forty-second open or pipeline hotel in Australasia and Pacific for IHG, with the Holiday Inn family having the most significant number of hotel rooms globally.

“It is one of the most approachable brands,” said Ms Edie, a quality that will likely benefit the hotel.

Not just tapping into the usual and clear demand from both business and leisure customers, Ms Edie said that: “We have a lot of people who travel intrastate for medical appointments. [We’re not] just trying to tap into the most common forms of travel, but all the other forms of travel that people sometimes don’t think about when they consider why people stay in a hotel, and Holiday Inn is certainly a brand that IHG allows for all of those travel purposes to be very easily catered for.”

The hotel itself is owned by Australian Development Capital [ADC], a Perth based capital company. The hotel operator selection process was run by the hotels and resorts division of CBRE, commencing approximately in mid-2021, leading to the Holiday Inn opening doors in November.

Ms Edie added that ADC “are really passionate about the power of uniqueness and creating urban places that create the ability for people to connect. I think the Holiday Inn West Perth when they designed it, you can see that they have done a great job of bringing that heritage with the modern into West Perth.”
